Bina Maliyet Oranı Ve Bina Güçlendirme Maliyetini Etkileyen Faktörler Arasındaki İlişki1

Abstract

Türkiye deprem açısından hayli riskli bir ülke olup, özellikle 1999 Kocaeli ve Düzce Dep- remlerindeki ağır kayıplar ülkenin deprem karşısında hazırlıksız olduğunu göstermiştir. 2007 Dep- rem Yönetmeliği ile binaların sahip olmaları gereken asgari koşullar yenilenmiştir. Yönetmeliğe göre, yeni yapılacak bütün binaların bu koşulları sağlayacak şekilde projelendirilmesi, eski binaların ise bunları sağlayacak hale getirilmesi zorunludur. Böylece güçlendirme konusu gündeme gelmiştir. Araştırmanın amacı, bina güçlendirme maliyetini etkileyen faktörlerin tespit edilmesi ve bu faktör- lerin bina maliyet oranı üzerindeki etkisinin ölçülmesidir. 385 Anket verisi, SPSS.20 programı kul- lanılarak faktör ve regresyon analizleriyle değerlendirilmiştir. Araştırma sonucunda binanın kalitesi, konumu ve yaşının bina maliyet oranı üzerinde etkili olduğu görülmüştür.

Turkey is a very risky country in terms of earthquake, especially experienced severe losses in the 1999 Kocaeli and Düzce earthquakes shows that Turkey was unprepared for earthquake. The minimum conditions for a building have been regulated by the 2007 Earthquake Regulation. Accor- ding to the Regulation, all new buildings must design to fulfill these conditions and existing buil- dings must provide them. Therefore, reinforcement issue has come to the agenda. The objectives of this research are to examine factors that affect the reinforcement cost and to measure effects of them on building cost ratio. The data set consist of 385 questionnaires was analyzed by factor and regres- sion analysis by using SPSS.20 statistical packet program. As a result of the research, it is seen that the effects of the quality, location and age of a building are effective on the building cost ratio.
